The basics
This Greenleaf Inn Boothbay Harbor FAQ covers both houses of Greenleaf Inns: Greenleaf Inn at 65 Commercial Street and Admiral's Quarters Inn next door at 71 Commercial Street, Boothbay Harbor, Maine 04538. They share a team, a phone line and the same policies, and the innkeeper lives on site.

Check-in, check-out and arriving late
Check-in is from 4:00 PM at the front desk. Check-out is by 11:00 AM. Early check-in or late check-out is possible only when we confirm it in writing ahead of time, so ask before you travel rather than at the door.
If you will arrive after the front desk closes, tell us in advance and we will arrange your key. The drive down the peninsula on a summer Friday can take longer than the map says.
Parking
Yes, and it is free. Each room has one parking space at the inn. Most guests park on arrival and walk everywhere in town until the day they leave.
The rooms
Greenleaf Inn has ten king rooms, and a third-floor sky deck shared by all guests. Admiral's Quarters Inn has eight rooms, a glass solarium and a lawn with Adirondack chairs and a fire pit. Several Admiral's Quarters rooms have gas stoves, and the Greenleaf living room has a wood-burning fireplace.
Every room has its own private bath, its own heating and air conditioning, Wi-Fi and a smart TV. Most rooms are set up for two people. A few larger suites sleep up to four, so if you are traveling as a family or a small group, call and we will match you to the right one.
Rooms are individual, not identical. Views, balconies and floors differ, so ask about the specific room if any of those matter to you.
Coffee, tea and breakfast
We do not serve breakfast. Coffee and tea are on hand for guests, and there are several breakfast cafes a short walk away, the nearest on Commercial Street itself. Ask us which ones are open that week; in the shoulder seasons the answer changes.
Children, pets and smoking
The person booking must be at least 18. Our long-standing policy has been that children staying at the inns must be over 12, so if you are traveling with younger children, ask the innkeeper before you book.
We cannot host pets in the rooms or the common areas. Service animals are welcome as the law requires. Both inns are non-smoking inside, and quiet hours run from 10:00 PM to 8:00 AM.
Stairs and accessibility
Both inns are historic houses with stairs, and the Greenleaf sky deck is on the third floor. Some rooms are on the lower level with fewer steps. If stairs are a concern, tell us when you book and ask the innkeeper to describe the exact route from your parking space to your room before you commit.
How far is everything
The wharves, the footbridge, the boat tours and most restaurants are a short walk downhill. Coastal Maine Botanical Gardens is about four miles by car. Portland International Jetport is about sixty miles away, and Boston is roughly three hours by car outside peak traffic.
Season and winter dates
The inns are busiest from late spring through October. Dates outside that stretch, including the Gardens Aglow weeks and the winter months, change from year to year, so ask about winter dates before planning a stay between November and April.
Payment and cancellations
Direct bookings at the Maine inns are paid in full when you book. Under our current guest terms, payments are non-refundable once made. If your plans change, we will try to move your dates, subject to availability and the rate for the new dates.
If you booked through Expedia, Booking.com or another platform, that platform's cancellation terms apply instead. Read the guest terms before you book, and call us if anything is unclear.
